DLF Sells Penthouses Up To Rs 150 Crore Each In Gurugram, Collects Rs 11,816 Crore In Pre-Launch

In just nine weeks of its pre-launch phase, DLF generated sales worth Rs 11,816 crore by selling 173 super-luxury apartments.

DLF Limited, India’s largest real estate developer, has achieved a remarkable milestone with its latest ultra-luxury residential project, The Dahlias, in Gurugram. The project has set new benchmarks, with two penthouses sold for a staggering Rs 150 crore each.

In just nine weeks of its pre-launch phase, DLF generated sales worth Rs 11,816 crore by selling 173 super-luxury apartments, according to Akash Ohri, joint managing director and chief business officer of DLF.

The Dahlias: Redefining Luxury

Positioned as India’s most expensive residential project, The Dahlias is located near DLF’s existing luxury enclave, The Camellias, in DLF Phase-5 on Golf Course Road, Gurugram. Spread over 17 acres with a development potential of 7.5 million square feet, this project features apartments ranging from 10,000 sq ft to 12,000 sq ft, while penthouses are sized at 16,000 sq ft and 19,000 sq ft. The price for apartments varies between Rs 55 crore and Rs 125 crore, and penthouses start at Rs 150 crore.

“DLF Limited, India’s largest listed real estate company, announced record breaking pre-formal launch sales of Rs 11,816 crore for its latest super-luxury high-rise residential development, The Dahlias. Rooted in the legacy of DLF’s iconic DLF5 Golf Links communities, including The Camellias, The Aralias, and The Magnolias, The Dahlias spans an impressive nearly 7.5 million square feet,” DLF said in a statement.

This prestigious development comprises 420 residences across 29 levels and 8 towers, including 15 exclusive duplex penthouses, and a majestic clubhouse, it added.

Record-breaking Sales

The Dahlias achieved exceptional performance, contributing Rs 11,816 crore of the Rs 12,093 crore in sales bookings recorded by DLF in Q3 FY25. Ohri highlighted that the price per square foot on carpet area is Rs 1.05 lakh, one of the highest in the country, while it stands at Rs 65,000 per sq ft on super area.

Exclusive Buyer Base

Sales at The Dahlias were conducted “by invitation only”, with buyers comprising NRIs, entrepreneurs, industrialists, and high-net-worth individuals (HNIs). About 40 per cent of the buyers are existing DLF customers from Golf Links projects such as The Camellias, The Magnolias, and The Aralias. NRIs account for 12 per cent of sales, further emphasising the project’s international appeal.

DLF’s Expanding Market Leadership

DLF’s success in luxury housing continues to strengthen its position in the ultra-luxury segment, with a consistent price point of over Rs 100 crore per apartment. The Dahlias alone has a projected revenue potential of Rs 35,000 crore, which is 2.5 times that of The Camellias. Post-pandemic, demand for luxury and ultra-luxury housing has surged, as demonstrated by the record ₹190 crore penthouse sale at The Camellias in December 2024

Financial Growth

DLF reported a 62 per cent year-on-year (YoY) increase in net profit to Rs 1,055 crore for Q3 FY25, while its consolidated revenue rose 6 per cent YoY to Rs 1,737.41 crore. The company’s total new sales bookings for the first nine months of FY25 reached Rs 19,187 crore, surpassing its annual guidance of Rs 17,000 crore.
