“Amid escalating demand for luxury homes after the pandemic, there have been record new launches and sales of costlier homes across the top seven cities. The average ticket size of homes sold in these cities was Rs 1.23 crore in H1 FY 2025, against Rs 1 crore in the corresponding period of FY 2024,” Anarock said in a report.

The top seven cities are the Mumbai Metropolitan Region (MMR), the National Capital Region (NCR), Bengaluru, Hyderabad, Pune, Chennai, and Kolkata.
The National Capital Region (NCR) saw the highest average ticket size growth of 56 per cent between H1 FY2024 and H1 FY2025, surging from Rs 93 lakh to over Rs 1.45 crore. During H1 FY2025, about 32,120 units worth Rs 46,611 crore were sold in the region as against 32,315 units worth Rs 30,154 crore in the year-ago period, the report said.
While the value of sold inventory increased by 55 per cent in this period, the total number of units sold declined by 1 per cent.

The Mumbai Metropolitan Region (MMR) saw no change in average ticket size in this period. In H1 FY 2024, the average ticket size of sold units was Rs 1.47 crore. The region saw nearly 76,410 units worth Rs 1,12,356 crore sold in H1 FY 2024, while H1 FY 2025 saw about 77,735 units worth about Rs 1,14,529 crore sold, Puri added.
Anuj Puri, chairman of Anarock Group, said, “Over 2,27,400 units worth about Rs 2,79,309 crore were sold across the top-7 cities between April and September 2024. Contrastingly, the corresponding period of FY2024 saw nearly 2,35,200 units worth Rs 2,35,800 crore sold. Despite a 3 per cent drop in overall unit sales, the total sales value outstripped that of a year ago by 18 per cent – clearly underscoring the unrelenting demand for luxury homes.”

Housing Sales During April-September 2024
In terms of housing sales, the most number of units were sold in MMR at 77,735, followed by Pune (40,190), NCR (32,125), Bengaluru (31,380), and Hyderabad (27,820).

In terms of value, MMR topped the list with Rs 1,14,529 crore worth of housing sales, followed by NCR (Rs 46,611 crore), Bengaluru (Rs 37,863 crore), Pune (Rs 34,033 crore), and Hyderabad (Rs 31,993 crore).
