YEIDA Flat Scheme 2024: The Yamuna Expressway Industries Development Authority (YEIDA) has opened applications for its latest Built-up Housing Scheme, offering prospective homebuyers a chance to secure flats along the Yamuna Expressway in Greater Noida. This initiative, known as the “Built-Up Housing Scheme, Choose Your Own House,” officially launched on September 19, 2024 and will remain open for applications until March 31, 2025.

This scheme aims to provide a total of 1,239 flats, catering to various needs and budgets. The flats are located in Sector 22D, a prime area along the Yamuna Expressway, which is expected to become a bustling hub for residents due to its strategic location.

YEIDA Greater Noida Flat Categories and Pricing

YEIDA has structured the flats into three distinct categories: Affordable, S+4 and S+16. Each category features different sizes and pricing options to suit various financial capabilities.

Affordable Category: This includes one BHK flats with a total area of 29.76 square metres and a usable carpet area of 21.62 square metres. The pricing is set at Rs 23.37 lakh for ground-floor units and Rs 20.72 lakh for those on the first second and third floors.

S+4 Category: This category also features one BHK flats, but they offer a larger total area of 54.75 square metres and a usable living space of 36.97 square metres. These flats are priced at Rs 33.05 lakh.

S+16 Category: This includes two BHK flats with a total area of 99.86 square metres and a usable area of 64.72 square metres. The price for these units is Rs 45.09 lakh.

YEIDA Greater Noida Flat Eligibility Criteria

To qualify for this scheme, applicants must meet specific criteria. They must be Indian citizens aged 18 or older and should not have previously been allotted any flats or plots by YEIDA. This ensures that the scheme benefits those who genuinely need housing.

YEIDA Greater Noida Flat Application Process

Interested individuals can apply online through the YEIDA website. Here’s a step-by-step guide on how to apply:

Visit the Website: Applicants can access the online Residential Scheme Portal at YEIDA’s official website.

Select Flat Preferences: Applicants should choose their preferred flat size, sector and block. The registration fee will be calculated based on the selected flat.

Documentation: After selecting a flat, applicants must fill in their details and upload several documents, including:

A passport-sized photograph

Aadhaar Card

PAN Card, Passport or Voter ID

Any applicable reservation category documentation

Payment: Once the documents are submitted, applicants must pay a non-refundable registration fee of Rs 600 and an earnest money deposit (EMD) of 10 per cent of the flat’s total price through the online payment gateway.

Receiving the Letter of Intent: After processing the application, YEIDA will issue a letter of intent to the applicant via SMS and email. This letter confirms that the application has been received and is being processed.

Deposit Allotment Money: Applicants are required to deposit 20 per cent of the allotment money within 30 days of receiving the letter of intent. This payment is crucial to secure the allotment letter.

YEIDA Noida Flat Allotment Process

The allotment of flats will be conducted on a first-come, first-served basis, allowing applicants to choose their preferred flat from the available options on the website. Once a flat is chosen and the required payment is made, it will be temporarily reserved for the applicant.

However, it is important for applicants to ensure that their applications are free of discrepancies. If any issues arise, the temporary allotment may be cancelled and all deposited funds could be forfeited. In cases where the application belongs to a reserved category, 100 per cent of the deposited money will be refunded.

YEIDA Greater Noida Flat Special Considerations

The scheme also includes additional provisions for farmers whose land has been acquired for YEIDA’s development projects and those with disabilities. These considerations aim to support vulnerable groups within the community, ensuring they have equal access to housing opportunities.
