Lately, Sohna Road, located in the South of Gurugram, has also become an eminent suburb for residential investments, due to its stellar connectivity with the Delhi-Mumbai Expressway, touted to be the Centre’s flagship and most expensive infrastructural project. It has invigorated the interest of developers in Sohna Road, making it a region of prominence and big-ticket investments.

Due to its proximity to the Sohna-Dausa stretch of the Delhi-Mumbai Expressway, Sohna Road is raking in moolah in terms of real estate investments, primarily in the residential category. The Delhi-Mumbai Expressway has proven to be a significant episode in the ascent of Sohna Road as developers are viewing the sub-region as a capital-rich investment zone, which will bring great returns.

Owing to solid connectivity with the Delhi-Mumbai Expressway, Sohna Road will enjoy great access to Direct Noida Delhi flyways, Delhi-Meerut, Kundli-Manesar-Palwal (KMP), NH-2 (Delhi-Agra), Delhi Mumbai Expressway, and Jewar airport connectivity highway. The project will consist of 8 elevated sections, which will also subsume 10 flyovers, 6 VUPs (Vehicle Underpasses), 11 LVUPs (Light Vehicle Underpasses), 13 Minor Bridges, 1 ROB (Rail Over Bridge), 1 RUB (Rail Under Bridge), 6 Bus Bays, and 102 box culverts, according to industry reports.

Apart from the well-established connectivity with the Delhi-Mumbai Expressway, Sohna Road also shares a seamless headway to the controlled six-lane elevated Gurugram-Sohna corridor (NH-248A) enabling it to have a 15-minute drive to major commercial, retail, and entertainment hotspots in Gurugram.

The upper middle class and upper class income groups are also gravitating towards Sohna Road owing to the recalibration of their home-buying choices and the desire to invest in green homes and eco-friendly areas. The notified Master Plan 2031 of Sohna asserted the development of a high percentage of open spaces and green belts, attracting home buyers plentiful. Settlement in Sohna Road also has plus points such as its concerted pledge to maintain vast swathes of agricultural land and being surrounded by the picturesque and seraphic Aravalis.

Commenting on why Sohna Road has become the ultimate destination for home buyers, Saransh Trehan, Managing Director, Trehan Group, said, “Sohna Road is one of the thriving and rapidly-transforming suburbs in the National Capital Region capitalizing on its proximity with Delhi-Mumbai Expressway and commercial hubs, such as Cyber City and Golf Course Road, which makes it an attractive location for professionals working in these areas. Homebuyers are exhibiting a growing preference for areas like Sohna Road that promote proximity to nature’s bounties and cultivates fondness towards one’s own health and wellness.”

Choosing homes in nature-rich environments provides numerous physical and mental health benefits, such as reduced stress, improved mood, and acceleration in physical activity.

“Access to green spaces is also associated with greater social cohesion and a sense of community, which can enhance overall well-being. In response to this rising demand for sustainable and health-oriented living, developers and urban planners are creating new micro markets and suburbs that emphasize natural features and healthy lifestyles. This trend is expected to continue as more people seek to prioritize their physical and mental health in their daily lives,” added Trehan.
